Plus you get a huge double garage for parking your vehicle and storing all that extra stuff - one side has an overhead door. It's got gas heat and there is 240v power plus a 9.5' ft ceiling so even a tall truck will fit. You can access it from the wide back alley. There is parking for an additional vehicle beside the garage.This is a pet friendly home. We allow up to two mature dogs, but not puppies under 1.5 years old. The back yard is small but fully fenced so they can go outside. There are two large green spaces nearby too. We dont charge an extra pet fee or pet deposit as we consider pets to be part of your family. We will want to have a meet and greet with your pet before the lease is signed.There's a four person hot tub on the rear deck but it's been empty for three years and has to be tested before its put back in use - there will be a $60 monthly charge added to your portion of the utility bill if you wish to use it. Chemicals and maintenance of the hot tub is 100% the responsibility of the tenant after its operational.The bus stop is only 4 houses away. And the Express bus to downtown Calgary is a ten minute walk. It's a perfect location for anyone working at the airport - door to door you can be at the terminal in 6 minutes and there is quick access to Deerfoot Trail from 96th Avenue. This home is in the great community of Harvest Hills. It's just a short walk to the Harvest Hills Lake and park or the new playground and tennis courts. All the other amenities you would need are within 5 minutes - including big box stores, grocery stores, theaters, restaurants plus the Country Hills Library and Vivo Recreation Center (pool, gym, rinks) Please note: We have a very strict no smoking/no drugs policy including cannabis at this property - it is grounds for terminating the lease and eviction. If you are even an occasional user or "only take gummies" please be respectful and do not apply. We're looking for non-partying, responsible renters who will take care of the place as if it was their own. I've been a landlord in Calgary for 35 years and I have a good relationship with tenants. That's important to me. And I'm a handyman who cares about this property as I don't rent out anything that I wouldn't live in myself. When tenants contact me, I deal with any concerns as soon as possible and they're dealing directly with me not a big property management company.
